Who you are contracting with

Seeky Ltd is a private limited company registered in England and Wales under company number 17272912, with its registered office at 51 Colegate, Norwich, England, NR3 1DD ("Seeky", "we", "us"). These terms govern use of the Seeky platform by clients - estate and letting agents, landlords, build-to-rent operators, block managers and other property professionals. By creating an account or booking a service you agree to them.

The service

Seeky connects you with vetted, self-employed Seekers who attend properties to carry out accompanied viewings, inspections, inventories, meter readings, key handovers, property setup visits and related services you book through the platform.

Every Seeker has passed our selection and verification process, which includes identity verification, right-to-work checks, references and - where the service requires it - an enhanced DBS check. Seekers are independent contractors, not Seeky employees; Seeky remains responsible to you for the delivery of the booked service to our published standard.

Bookings and pricing

Prices are shown in full before you confirm a booking - including any travel, out-of-hours or demand components, and any add-ons you select - and the price shown at booking is the price you pay. A booking is confirmed when payment is authorised (or, for invoiced accounts, when the booking is accepted).

Each completed visit produces a structured report, delivered to your account after our quality review.

Cancellation and changes

You may cancel or reschedule a booking through the platform. Cancellation is free of charge until 24 hours before the scheduled visit. Inside that window, a late-cancellation fee of 50% of the booking price applies; once the visit is underway, the booking is non-refundable. The exact amount you will be refunded is always shown before you confirm a cancellation. If we cannot fulfil a confirmed booking through no fault of yours, you will not be charged for it, and where payment has been taken it will be refunded in full - automatically.

Access to property

You are responsible for ensuring the access arrangements you give us are accurate and lawful - including key-safe codes, lockbox arrangements, smart-lock access and collection points - and that you have authority to grant access to the property. Access credentials are stored encrypted, issued to the assigned Seeker only for the visit window, and revoked when a booking is cancelled.

Your obligations

You must provide accurate property, occupant and viewer information; ensure you have a lawful basis to share any personal data you give us; not misuse the platform or attempt to engage Seekers off-platform for services of the kind Seeky provides; and treat Seekers with respect. We may suspend accounts that put Seekers or occupants at risk.

Data protection

Where we process personal data of occupants, tenants or viewers on your instructions to deliver a booking, you are the controller and Seeky is your processor; our Data Processing Agreement governs that processing. For data about you and your account, Seeky is the controller - see our Privacy Policy.

Liability

Nothing in these terms limits or excludes liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be limited.

Subject to that, our total liability arising out of or in connection with the platform in any 12-month period is capped at the greater of £1,000 and the fees you paid us in that period; and neither party is liable for indirect or consequential loss, loss of profit or loss of business opportunity.

Complaints

If something goes wrong, tell us at hello@seeky.co.uk and we will investigate promptly - our safety and incident team reviews every report. We aim to resolve complaints within 14 days.

Governing law

These terms are governed by the laws of England and Wales, and the courts of England and Wales have exclusive jurisdiction.
